If you were in town this week you got to enjoy the much needed rain. Hopefully no one had any leaky roofs. It's easy to forget to clean your scuppers each year or to check if recoating of the roof is needed. Remember, built-up reflective roofs typically need to be recoated every 4-6 years. If you ever need some roofer referrals just give me a call.

Our city thrives on its passionate local owners and their commitment to excellence, reflecting our deep cultural heritage and modern innovation. Here are some places you may want to check out.

Barrio Bread a local culinary gem. For the best artisan loaves in the city, look no further than Barrio Bread, led by James Beard Award semi-finalist Don Guerra. This bakery specializes in naturally fermented sourdough, often utilizing freshly milled, local heritage grains like White Sonoran wheat which is part of a mission to revive regional agriculture. Visit their Tucson location at 18 S. Eastbourne Ave. (near Broadway & Country Club) Tuesday through Saturday from 9:00 AM to 1:00 PM (or until sold out) to pick up their famous Heritage Loaf, traditional Barrio Baguette or my favorite the Olive Bread.



Monsoon Chocolate is a must visit for anyone who appreciates fine craft. As Tucson's own award winning chocolate maker and confectioner (and the first chocolate factory in the United States' first UNESCO City of Gastronomy!), they are famous for their bean-to-bar chocolate that incorporates unique Sonoran Desert flavors like Mesquite, Chiltepín, and Prickly Pear. You can visit their Cafe and Market at 3630 E. Ft. Lowell Rd. (open daily 8 AM-6 PM) for beautiful bonbons, chocolate bars, delicious coffee, ice cream, and a selection of specialty foods and local artisan goods.

Miramonte: Tucson's culinary scene is constantly evolving, and a fresh addition to Midtown is Miramonte, which recently opened its doors on 3352 East Speedway Boulevard. This new American spot brings a hip, mid-century modern vibe to the neighborhood. Miramonte is quickly becoming a favorite for classic and specialty dishes, and notably, it offers a fantastic late night menu, perfect for elevated bites well into the evening. My husband and I went for a date night last week. The food was fabulous, we loved the decor and the lively atomposhere. 



Southern Arizona Arts Guild (SAAG) Gallery: For those looking to support local talent, the Southern Arizona Arts Guild (SAAG) Gallery at La Encantada shopping center is a must visit. This venue is a vibrant cooperative featuring the creations of over 100 member artists from the local community. You can browse and buy original works in a huge variety of mediums, including painting, photography, ceramics, jewelry, and glass-works, making it an excellent place to find an original, handcrafted piece of the Southwest for your home. I personally have some art pieces from here hanging in my home and my husband found some gorgeous jewelry for me for our anniversary.

DeGrazia Gallery in the Sun is nestled in the foothills of the Catalina Mountains, and emcompasses a 10 acre National Historic District built by acclaimed Arizona artist Ettore “Ted” DeGrazia. A visit allows you to explore the adobe gallery with permanent and rotating exhibitions of his famous colorful paintings, the beautiful open-air Mission in the Sun (complete with murals and a rock floor), and the artist's original home and burial site. The grounds are open daily from 10:00 AM to 4:00 PM, offering a peaceful, self-guided experience into the heart of Southwestern art and architecture. 



Made in Tucson Market is returning on Sunday, November 30 (from 10:00 AM to 5:00 PM). This fantastic one day event, organized by the Historic Fourth Avenue Coalition, is a vibrant celebration of all things Pima County made. Held along 7th Street in the heart of the Historic Fourth Avenue District, you’ll find a huge array of local artists, makers, and food vendors selling their unique, handcrafted goods. It’s the perfect place to shop for truly local gifts, support community artists, and activate our beloved downtown district before the holiday season.

A Quick Look at the Current Tucson Real Estate Market
 
The Tucson market is more balanced and in a more normalized environment. Which is excellent news for both buyers and sellers. We are seeing a notable increase in housing inventory, providing buyers with more selection and less pressure than before. The median home price in Tucson remains strong holding steady at around $356,750 and the pace of sales has slowed slightly. This shift has also brought more negotiation back to the table, with the typical home selling slightly below the original list price (on average, -2.09% below). This creates a valuable opportunity for buyers to make informed decisions and for sellers to still capitalize on healthy home values by pricing competitively.
